Will some enterprising opportunity spotter turn a tiny Queensland town into the ultimate grey nomad Outback getaway?
That’s the question many caravanners and motorhomers have been asking themselves since it was announced that the entire community of Allies Creek, 60 kilometres from Mundubbera and 370 kilometres from Brisbane, was being up for sale.
With an asking prices of just $750,000, agents say the town – which has 16 homes, a fish-filled dam, an old school hall, and two industrial sheds – would be perfect for a tourism venture.
“It’s totally up to whoever buys it what they do with it, the possibilities are really endless,” said Sutton Nationwide Realty agent, Julie Sutton, “It could be set up as a caravan park, or used for music festivals; all 40 acres are cleared.”
The realestate.com.au advertisement states: “The property is a decommissioned saw mill with massive timber framed and trussed open sheds that you could do anything with. Hold picnic days, club functions big enough to have dances in. Perfect for any idea you could possibly come up with.
“The property has water piped at regular intervals throughout the 40 acres and 3-phase power ran right through. Perfect for caravan park, conference centre, retreat, church, private camps ready for the like-minded organisations. If you want privacy, you could not get better. This town is surrounded by forest and natural bushland.”
The parkland boasts a massive dam with its own pontoon and walk out bridge and private canopy. Allies Creek State Forest which covers an area of about around 65,000 hectares is at its back door.
The town was used as a saw milling camp until 2008 when it was closed by the Bligh government after changes to forestry practices and sold off. Half of the homes are now tenanted, so buyers could live off that income or develop the property in to anything they like.
The property was first put on the market last year for $2.1 million by the husband and wife owners, according to Domain Group. The price was later dropped to $1.5 million, but after the death of her husband the vendor decided to slash the price in half.
With many rural towns struggling for survival, it has become an established fact that tapping into the booming grey nomad phenomenon is something that bush communities have to do, and that means offering them what they want and need.
Although it has only been on the market for a matter of days, it is understood that Allies Creek might already be under contract.

Bob maybe we should get a few people on board and buy it ?? If they say there is around 16 homes 16 people put in $60k each leave us $210k to play with good little investment
