A popular inland caravan park on the banks of Queensland’s Burnett River is being sold via a tender process.
North Burnett Regional Council says the future development of Mingo Crossing Caravan Park in Mingo could contribute significantly to the region’s tourism and broader economic growth.
“We are seeking an enthusiastic and capable operator to revitalise the caravan park, enhance the visitor experience, and support growth in the North Burnett’s accommodation sector,” the council said. “Under the proposed arrangement, the successful tenderer will purchase the site including the land and all existing assets.”
An adjacent property on Gayndah Mount Perry Road is also available for purchase, either as part of the caravan park offering or as a separate sale.

Resort Brokers, which has been appointed as the agent to manage the leasing and sales process, says the 41-hectare site offers ‘a rare opportunity to secure a large-scale regional tourism asset with strong repeat visitation and clear expansion upside’.
“Located within a recognised touring corridor between Gayndah, Biggenden and Mt Perry, the park benefits from consistent demand driven by fishing, boating, water sports and inland touring traffic,” said a Resort Brokers statement.
Resort Brokers’ senior specialist accommodation broker, Queensland, told the Commercial Real Estate publication that the property’s appeal was rooted in its natural surroundings and relaxed pace of life.
“Mingo Crossing offers visitors a genuine regional Queensland experience centred around the natural beauty of the Burnett River,” he said. “It is a peaceful destination, popular with caravanners, campers and grey nomads seeking a quieter alternative to the state’s more heavily trafficked tourist routes.”
The agent said the listing was expected to attract hands-on owner-operators and lifestyle-focused buyers seeking to create value through active management rather than passive investment.
Mr Faiers told Commercial Real Estate the caravan park has historically relied on repeat visits and word-of-mouth referrals, but there was considerable opportunity for a new operator to expand its profile and unlock further growth.
“It’s less suited to passive investors seeking immediate income and more attractive to those looking to create value over time while enjoying the benefits of a regional lifestyle,” he said.
Tenders for the caravan park closed yesterday.
