With grey nomad numbers rising, there has been an increasing demand for an ‘affordable’ home base for those who spend much of their time on the road.
It has led to the development of ‘grey nomad friendly’ housing complexes at several sites around the country. The latest region to see the potential is Walcha in New South Wales. The council there has just approved the development of a manufactured home estate specifically targeting grey nomad buyers.
‘EastGate Walcha’ will be built next to the town’s existing caravan park.
According to the Walcha News, 12 homes for the over 55s will be placed on the new estate, and developers say the homes have been specially designed for Walcha’s climate.
There are three separate floor plans available to choose from and pricing expected to start from $185,000.00. All homes will be two bedrooms with a sunroom, kitchen and dining, lounge, bathroom, laundry and car port.
A community centre and shed for undercover caravan storage will be on the estate and entry will be via a fully secured electric gate and intercom system.
Construction will begin immediately and three display homes are expected to be completed within six months.
Sounds great to me but would prefer to be in a coastal situation. When the developers get going near the beach we would look at it for sure.
The devil is not in the initial ‘Licence to Occupy’ investment….it can lie in how yearly fees to remain in “”your”” home are determined…..are they tied to inflation?….are they tied to the Body Corporate’s desire for profit?……what are the fees and how are they set for future communal ground maintenance…do you contribute to every home in the community communinal maintenance programs..i.e. on going painting, common grounds maintenance….you are at your most vulnerable at that stage of your life…cannot likely earn more..and if your monthly fees go up unreasonably and you wish to leave..your “”investment”” is also at risk…always take all documentation to a Solicitor of your choice to explain likely future ramifications..Having been involved with selling similar in the past..I definitely wont be investing in one…
Would not even dream of going into a complex like that now we’ve been roaming 10 yrs! We want the space. If/when we ever settle it will be on a bush block with plenty of space, no neighbours on your doorstep but it will have medical/hospital facilities nearby as we aren’t getting any younger.
