Going, going, gone! Caravan park sells for a whopping $27.5 million

One of Australia’s most stunning caravan parks has been sold for an eye-watering  $27.5 million.

The freehold interest in NRMA Agnes Water Holiday Park, between Rockhampton and the Sunshine Coast, has been snapped up by Queensland-based G & R Kratzmann Property Investments.

Gary and Ann Kratzmann owned the renowned Kratzmann Caravans business, which retailed caravans on the northside of Brisbane, before selling to Apollo RV sales four years ago.

“We are excited about this acquisition; after years of being in the retail caravan park industry, it has always been an ambition of ours to own a park ourselves,” Mr Kratzmann said. “I feel privileged to be able to secure one of Australia’s best caravan parks, that my family will enjoy for generations to come.”

Paul Fraser from commercial property agents, CBRE, said the sales campaign had generated a record level of market interest for an asset sale, with more than 280 enquires.

“Given the significant logistical barriers for people looking to travel overseas, domestic travel has become the trip of choice for many travellers looking to explore their own backyard,” Mr Fraser said. “This has led to continued strong performance in the drive-markets across regional Queensland.”

The Agnes Water park boasts a variety of accommodation options for holidaygoers including caravan sites, cabins, villas and camping sites, across a total of 133 lots.

The park occupies a substantial 35,700sqm block ideally located along absolute beach frontage at Agnes Water, the closest access point to the southern Great Barrier Reef.

Over the past two years, Agnes Water has become one of Queensland’s most recognised and popular tourism destinations.

With tourism growth in excess of 100% year-on-year, it was a recipient of Top Small Tourism Town in Queensland 2021 status from the Queensland Tourism Council.

Resort style accommodation will go on the beachfront with cabins behind and caravans and motorhomes will be the poor cousins at the back. That’s the only way this can be a viable investment into the future.

Unfortunately, to stay in Agnes Waters one needs very long arms and very shallow, but wide pockets. Local consumable goods cost more in that vicinity than in many other equal or nicer areas.

Lets hope the Katzman’s keep it at a reasonable price to stay or I for one wont go there. Sick of the greed a lot of caravan parks have become, by the time you pay for the accommodation there’s no money left to spend in town, not worth it.

Totally agree, a lot of parks are charging premium prices for sub standard conditions.

Believe when I tell you apart from premium beach side caravan parks most caravan parks are close to extinction. Caravans are now so advanced and highly equipped they no longer rely on Caravan parks. Hip camps and $10 to $15 overnight are taking over big time.

Brilliant keeps it going not subdivided and available – positive the fact that they have come from owning a retail caravan business to owning a camp. Good luck to them in their new venture

I think you will find in the not to distant future, this park will price caravaners out, and will then be filled with cabins,as usual with most parks sold on the coast.

Spot on, all the caravan parks are being taken over by multinationals and very wealthy people, and pricing is prohibitive for most people, count me out.

Many many others will go under because of the cost of living pressures Fuel Maintenance insurance and replacement. Caravanners are also charged extra for each child. The phrase
FREE CAMPING is laughable for too many reasons to list here. There is nothing free about travelling around Australia with a Caravan towing vehicle or driving motor home with children in tow a very expensive exercise.
