Another idyllic caravan park could be about to be redeveloped

Another iconic family-owned beachfront caravan park has been listed for sale … with future redevelopment as a residential neighbourhood very much a possibility.

WA’s Esperance’s Bathers Caravan Park sits 200 metres from the white sands and crystal-clear waters of Castletown Quays Beach – and travellers love it.

The West Australian newspaper reports that the current owners have long welcomed caravanners to the idyllic shady park for less than $50 a night.

While the newspaper says the park is very popular with visitors, real estate agent Mark Hay notes the possibility for redevelopment of the 1.11hectare park, given its high-density R40 residential zoning.

“This tourist park offers a magnificent opportunity of land banking with an immediate value add with installing onsite vans and expansion of the park,” Mr Hay said. “(There is a) medium to long-term redevelopment potential of a high-quality beachside residential subdivision.”

The West Australian reports that any future redevelopment is likely to be popular given its glorious surrounds, which also includes pink lakes.

Bathers Paradise Caravan Park currently offers grey nomads and other travellers grassed shady sites, and ‘excellent facilities’ for caravans, tents, and motorhomes, as well as cabin accommodation.

It is located 3.5 kilometres east of Esperance CBD, which the park says is ‘far enough away to appreciate the quiet, relaxing atmosphere’ and ‘close enough to stroll along the newly redeveloped Esperance foreshore to the town precinct’.

The property sits on five lots with four titles, and has three street frontages. It has 64 powered bays, seven unpowered bays and a few cabins, as well as ablutions and substantial plant and equipment.

The site includes a three-bedroom, two-bathroom managers’ office and residence, and is seeking expressions of interest.

Brilliant caravan park and well run. Spotless amenities and location perfect. Stayed 1 week in 2019. Sad to see redevelopment take over such pristine sites.

Some of the nicest amenities we’ve come across. We were planning to go back on our next WA trip.
